   Lots of inquiries but no 'bookies'. Can you explain?

If this happens, we suggest sharpening your pencil and giving your rates a close inspection.  Just like a prospective renter does, compare your property with similar ones in the area.  Would you book your property?  The 80/20 rule somewhat applies here, and it is driven by rates.  In a certain area, in a group of similar properties, a few rentals will get the lion's share of inquiries.  A handful will get some and another handful might not get any.  Of course the idea is to be in the first group, so make sure your rates represent a superior value versus the competition (that does NOT mean that they have to be the lowest).
